General Contractor (GC)
In this model, we typically work based on designs provided by the client. Our task is to efficiently execute the investment in accordance with the supplied documentation and the highest standards. Upon request, we also carry out professional optimization of design solutions. This enables the implementation of more efficient technologies, reduction of investment costs, and improvement of the technical parameters of the industrial facilities being built.
Design & Build
This is the most comprehensive collaboration model, in which we are responsible for the entire investment process – from preparing construction and execution designs, obtaining all necessary permits, to carrying out the construction. The facility is precisely tailored in terms of structural design and technical systems to meet the client’s individual production and warehouse needs, ensuring maximum functionality, efficiency, and cost optimization.
Logistics Developer Investments
We collaborate with leading logistics developers such as Panattoni, CTP, and MLP. Our experience includes:
- Speculative buildings: construction of warehouses intended for future tenants.
- BTS and BTO facilities: tailor-made developments based on the client’s needs—BTS (build-to-suit) for lease and BTO (build-to-own) for sale.
- Fit-out of warehouses and office buildings: adaptation and redevelopment of existing speculative spaces according to tenant requirements. This is currently our most active area.
